They commissioned independent researchers Urbis to crunch the numbers on the opportunities available in Robina and they add up to a vision of staggering growth.

  • Robina area population predicted to grow by 126 per cent to more than 92,000 people by 2050.
  • Growth of 29,085 new jobs in the area to 41,730 in 2050, thereby doubling its share of the Gold Coast’s total employment.
  • Growing the size of the Robina/Varsity Lakes economy 2.8 times from $1.9 billion in 2016 to $5.4 billion in 2050.
  • Bond University forecast to grow by 125 per cent by 2050.
  • Robina/ Varsity currently has Gold Coast City’s highest volume of occupied office space and levels of worker productivity and is home to a diverse and highly connected network of industry leading businesses.

Robina continues to outperform the wider Gold Coast for growth in values and rental returns, as both Generation Y and Baby Boomers centre their sights on the area, new research shows.

A report by independent property analyst, Urbis, reveals the median house price in the central Gold Coast suburb has grown by 37 per cent in the last three years, with terrace homes increasing by 31 per cent during the past five years.

Both houses and terrace homes also continued to outperform the wider Gold Coast for rental growth, with three and four bedroom houses increasing by 3.9 per cent, compared to 3.1 per cent and 1.9 per cent, per annum over the past decade.

Robina terrace homes also shone, with three bedroom properties achieving a 3.4 per cent increase in rental yield, compared to the Gold Coast’s average 2.8 per cent, over the same period.

Urbis senior consultant Lynda Campbell said the popularity of property in Robina was underpinned by key fundamentals that appealed to owner-occupiers, investors and tenants.

“The large employment hub paired with easy connectivity to high quality education, retail and entertainment offerings are key factors,” she said.

“Across the board, property growth is linked to employment and population growth, and Robina ticks those boxes, with the workforce set to increase by more than 73 per cent and the population by more than 37 per cent over the next two decades.  Read more about Robina’s predicted future growth here.

“Key infrastructure projects including the $1.2 billion rail extension to Coolangatta and $920 million Pacific Motorway upgrade, and ongoing investments in Robina Town Centre and Robina’s medical precinct, will only add to the appeal in the future.”


Leading Australian futurist and demographer Bernard Salt has identified Robina and Varsity Lakes as the principal population growth, infrastructure and employment hub for Gold CoastCity’s future, based on demographic modelling and data projections to the year 2050.

While Gold Coast City’s population is expected to double to 1.2 million by 2050, Mr Salt says much of the phenomenal growth will concentrate around the geographic heart of the city – primarily the area centred on Robina/Varsity.

He says the Gold Coast’s ‘linear’ form will result in more infill development in response to the city’s growing population – meaning that existing urban centres like Robina/Varsity will need to upscale in density to meet demand.

His projections, revealed today at a business breakfast at Bond University, show a total of 561,000 new residents will call Gold Coast City home by 2050, creating a need for an additional 230,000 dwellings.

“As the city grows, only about a third of Gold Coast City’s future population is expected to live outside the current urban footprint, and the balance – an additional 370,000 people – will be accommodated by infill development,” he said.
